What goes into a patio that actually lasts up here?

Most failed patios in this part of Virginia fail for the same reason: someone skipped the base. Pavers set straight on dirt, or on a thin skim of sand, will move the first hard winter. Up in the Blue Ridge foothills the ground freezes, swells, and thaws over and over from November through March, and that movement telegraphs straight up through anything that isn't sitting on a deep, compacted, well-draining foundation.

So that's where we spend our time. We excavate down past the topsoil and any soft clay, then build back up in compacted lifts of crushed stone — usually 6 inches for a walkway and 8 to 12 inches for a patio or driveable surface, more if the soil is wet or the slope is steep. Each lift gets run with a plate compactor before the next one goes down, because compaction in thin layers is the only thing that actually holds. On top of the base goes a screeded leveling course, then the pavers, then edge restraint pinned along every open edge so the field can't spread, and finally polymeric sand swept into the joints and set with water.

Done that way, a patio drains, stays flat, and shrugs off freeze-thaw. Done the cheap way, it looks great in June and waves like a washboard by April.

How does the process work, start to finish?

We like you to know exactly what's happening on your property, so here's how a typical hardscape job runs:

• Walk and plan. We come out, look at the grade, find where water naturally wants to go, and talk through layout, paver style, and where the patio should sit relative to doors, the lawn, and the slope.
• Layout and excavation. We mark the footprint, then dig out the soft material and set the depth so the finished surface lands where it should and slopes away from the house — usually about a quarter-inch of fall per foot so rain sheds instead of pooling.
• Base and compaction. Crushed stone goes in and gets compacted in lifts. This is the unglamorous part that decides whether the patio is still flat in ten years.
• Screeding and laying. A leveling course is screeded dead flat, then pavers are set by hand in your chosen pattern, cut clean at the borders.
• Lock it in. Edge restraint, polymeric sand swept into the joints, a final compaction pass, and a wash to activate the jointing sand.
• Clean up. We haul off the spoil, tidy the edges, and leave you a patio that's ready to use.

Smaller walkways are often a couple of days; a full patio with steps or a wall built in usually runs most of a week. Weather and how much rock we hit underground move that either direction, and we'll tell you straight if the ground throws us a surprise.

What materials and styles can I choose from?

Hardscaping isn't one product, and the right pick depends on the look you want and how the space gets used. We'll walk the options with you, but here's the lay of the land:

• Concrete pavers — the workhorse for patios and walkways. Interlocking, replaceable one stone at a time, available in tumbled, smooth, and textured faces and a wide range of warm earth tones that sit right against Blue Ridge stone and brick.
• Natural flagstone — bluestone, sandstone, and fieldstone for a softer, hand-set look. Gorgeous on a patio or garden path, and very much at home in the foothills.
• Clay brick pavers — for that classic warm Virginia brick walkway or courtyard that ages beautifully and won't fade like dyed concrete.
• Segmental retaining-wall block and natural stone — for terracing a sloped yard, holding back a hillside, or raising a bed. On our terrain, a good retaining wall earns its keep, and it's built with proper backfill, drainage gravel, and a buried base course.
• Steps, seat walls, fire pits, and pillars — the built-in features that turn a slab of pavers into an outdoor room.

How do I know my patio or walkway needs work?

Hardscapes tell on themselves before they fail completely. If you're seeing any of these, it's worth a look:

• Pavers that wobble, rock, or have sunk in spots — almost always a base or washout problem underneath, not the pavers themselves.
• Wide, weedy joints or sand washing out after rain — the jointing sand is gone and the field is starting to spread.
• Heaving or lifting after winter — water got into the base and froze. Once it starts, it gets worse every season.
• Water pooling on the patio or running toward the house — a grading problem, and a foundation risk, not just a nuisance.
• A retaining wall that's leaning, bulging, or cracking — that's pressure and drainage behind the wall, and it doesn't fix itself.

A lot of this is repairable without a full tear-out — we can lift a sunken section, rebuild the base, reset the same pavers, and re-sand the joints. The sooner we catch it, the smaller the repair.
