What does good masonry look like in a Blue Ridge climate?

Up here, water and cold do the damage, and they do it together. When moisture soaks into brick, stone, or mortar and then freezes, it expands and pushes the masonry apart from the inside. Do that a few hundred times a winter, season after season, and weak work fails fast. Strong work is built to keep water out and let the little that gets in escape. That's the whole game.

A few things we won't cut corners on:

• Footings below the frost line. Any wall, pier, or foundation that bears weight needs to sit on a footing poured below frost depth, on stable ground. Build shallow on a mountain lot and the ground heaves it every winter until it cracks.
• The right mortar for the job. Modern Portland-heavy mortar is strong, but on old soft brick it's too hard and traps moisture, so the brick spalls instead of the mortar wearing. On historic Independence homes we use a softer, breathable lime-based mix that moves with the masonry. New work gets a mortar matched to the units and the exposure.
• Drainage and flashing. Weep holes, proper flashing, and a way for water to get out matter as much as the stone you see. Retaining walls need drainage behind them or hydrostatic pressure will eventually bow and topple them.
• Solid bonding and full joints. Tight, fully filled mortar joints and proper overlap aren't just for looks. Gaps and thin joints are where water gets in.

Signs your existing masonry is in trouble: crumbling or sandy mortar you can scratch out with a key, stair-step cracks, brick faces popping or flaking (spalling), a leaning chimney or wall, white chalky staining (efflorescence), or daylight and damp where there shouldn't be. Caught early, most of this is a repointing or repair job. Left alone, it becomes a rebuild.
